| Subject: Hello Camelia Owners.. Wed Jun 09, 2010 12:53 pm | |
| Dear All,
Starting this post, with hopes more owners will join in! I'm Shashi Kumar, bought the Camelia Phase 1, 22x75. Hse Number 15, Lot 36 if not mistaken. I pretty much bought the house seeing the model, and the show house was in construction. At that time last 4 units left!
Indeed a good location, safe and easy access. Love the two car parking space, with shades. The courtyard, was one of the reason got me hooked up to this hse.
After discovering the show unit much later, a few concerns that i have, and appreciate your thoughts on this.
1. The kitchen is too small, a renovation is definitely necessary. Any renovation thoughts? 2. Don know what to do with the court yard, any ideas? 3. The bare units are not ready yet, so cant have a feel of what will be the actual hse we get, and actual $ we have to spend before moving in. 4.The 2nd room upstairs to small to make a guest room, i think cant fit a queen bed. 5. Quite a spacious hall on upper floor though. 6. At the master bed room, (seing out of the window) the car porch roof, looks like a good place to do a balcony/ deck to chill. what do you guys think? 7.The biggest concern would be the NKVE proposed interchage. Hope fully it happens, but there is no guarantee from the developer. It would be great if there is access to NKVE, or Setia Alam. Will be easier access to Tesco, Giant Setia Alam,. Sigh you can see setia alam from camelia, but cant access! Any news on this?
Well, thats all from me for now, hope to hear from u guys soon!
Regards, Shashi kumar.

| Hi Sashi, I'm also one of the buyer of Camellia. I would like to share my opinion about the hse specs. Really agreed with you that :- 1. The kitchen is too small, a renovation is definitely necessary. Any renovation thoughts? -Exactly, nothing much we can do except renovation because there is no wall btween kitchen and living hall. I was thinking to put up the metal wall rather than concerete or just put decoration partian as it latest interior design. 2. Don know what to do with the court yard, any ideas? -This is one of the x-factor why I bought this hse. I'm planning to decorate the courtyard with a small ponds and little garden or else you might put bench for smoking area. 3. The bare units are not ready yet, so cant have a feel of what will be the actual hse we get, and actual $ we have to spend before moving in. - Correct but this is the risk that we have taken. If you think back, it’s not that worth with the price because there are 2 bedrooms and kitchen build up is too small actually. 4.The 2nd room upstairs to small to make a guest room, i think cant fit a queen bed. - Exactly, cannot fit the queen size only for sigle bed.. 5. Quite a spacious hall on upper floor though. - Yes, really good for gathering. 6. At the master bed room, (seing out of the window) the car porch roof, looks like a good place to do a balcony/ deck to chill. what do you guys think? - I have discussed this issue with Developer, they said it depends on MBSA's approval because the material of the roof is not concerete, it's metal. 7. The biggest concern would be the NKVE proposed interchage. Hope fully it happens, but there is no guarantee from the developer. It would be great if there is access to NKVE, or Setia Alam. Will be easier access to Tesco, Giant Setia Alam,. Sigh you can see setia alam from camelia, but cant access! Any news on this? - Heard bout that as well. I guess we would know till all is up. | |

| hi all,im one of the Camellia buyer~ 1. The kitchen is too small, a renovation is definitely necessary. Any renovation thoughts? im thinking of dividing a living n kitchen proportionally.so that the kitchen wont be too small. :p (hire a good interior designer might help) 2. Don know what to do with the court yard, any ideas? just leave it as a green area to my house, hopefully no nyamuk la after all.heheh. 3. The bare units are not ready yet, so cant have a feel of what will be the actual hse we get, and actual $ we have to spend before moving in. i think it is worth the money we spent, since property price increase a lot lately, for example, same design for camellia ph.2,the price are rm380k(intermediate)if im not mistaken. 4.The 2nd room upstairs to small to make a guest room, i think cant fit a queen bed. yup.can fit 1 single bed n clothes cabinet only. 5. Quite a spacious hall on upper floor though. hehehe, compared to another terrace houses nowadays. 6. At the master bed room, (seing out of the window) the car porch roof, looks like a good place to do a balcony/ deck to chill. what do you guys think? thinking the same idea too, didnt know it was built on steel(as previous comment).maybe it is possible if we only developing half of the area for a balcony.not all part. 7.The biggest concern would be the NKVE proposed interchage. Hope fully it happens, but there is no guarantee from the developer. It would be great if there is access to NKVE, or Setia Alam. Will be easier access to Tesco, Giant Setia Alam. if it happens, advantage for all buyer.after all i dont really mind since im working in Shah alam. :p | |

| not bad..There's actually a forum on it! I'm also one of the proud owner of it I have to admit that the kitchen is relatively small but then there's a KianClassic show unit nearby which gives me some idea. I'm considering to engage their service. Do you guys have any comment on their show unit design? As I'm really particular in kitchen Regards, Raymond Lim | |

Regards, Raymond Lim yurp...agreed with u raymond....the kitchen quite spacious with the bar design. and quite surprise lso my recent survey show that their price was on competitive side especially on TV Kitchen and Wardrobe........not sure on the kitchen.. [/quote yes, i think the best idea to make use of the kitchen space is bar design, but i'm thinking of extending the kitchen, utilising the 10 feet left behind.. Is the kian Classic show unit still open to see..

| Subject: Free SPA and MOT Thu Jul 05, 2012 9:45 pm | |
| Salam all, when you all bought camellia, did you get free SPA and MOT package ? If you do, do you still need to pay for the lawyer disbursement fee ? Sebab i booked a unit at Lotus, before booking they told me all free fees for SPA and MOT so i would only have to pay fees for loan documents. Now when signing the SPA, dia kata dia bayar legal fee saje, disbursement charges from lawyer purchaser bayar. I feel a bit cheated. Sebab before this, when i bought properties from naza ttdi and pkns and another 2 developers, when they say free SPA, it means all free lah. Sebab disbursement fees is always part of the overall legal bill. So i just want to check if you all pun kena the same, or they just try to screw me. Sebab i purchase a cancelled property from Ph1 which i bought during ph2 launch, but they already marked up the price so there is no reason to charge me more. Pls help share your experience. Many many thanks. | |
